Dawn Anastasi Another Rental Property! (This time a townhouse)
1 June 2017 | 92 replies
Yet, at the one end of the mall, they knocked down one of the former anchor store's building and put in a large new supermarket and a large Menards store, along with some other small strip malls, fast food joints, etc. so there is some hope for the future over there. The condos can sure be cash flow machines as Dawn is laying out for everyone here, that's quite a nice return there!
Alia Culcleasure-Phillips Please help, this is about upscale senior independent living housing....

Thanks for the reply and the welcome.I am not sure that you are encouraging me to pursue this...or to stay 'on course' with my note business building. while i would be seeking an expert sponsor jv for this kind of property, it would only be if makes sense to go forward. i am a newbee at notes and require a lot of focus to get onboard, this potential deal would consume a great deal of 'mental real estate' which could retard a successful business development. But on the other hand, i am enamored of the beautiful place and the tantalizing opportunity (beachfront CA property + Aging active boomers retirees)... wiser and more seasoned investors could help by weighing in on how they might make this kind of choice, the why and what. right now i am at paralysis of analysis and without my normal feelings of certainty.BTW, although I haven't done the ADA analysis, the B&B catered to the over 60 crowd.

Peter Fokas who pays for pest control? landlord or tenant?
11 November 2017 | 14 replies
Need to consider basic wear and tear thinking here, normal or expected living styles, if a kid hides a sandwich so they have to eat it, that's normal, if a tenant allows pet waste to pile up, leave food out on a counter, the floor hasn't been swept in a month, that's different, that is poor housekeeping.I'd never allow a tenant to do any trimming of trees, shrubs....maybe, depends on who they are, a 50 year old lady who gardens....yes, a college kid.....no.Along these lines, a reminder, tenants may not be required to do maintenance or repairs on any residential property, commercial they may.
