Now, here is my take on what could be happening just from reading your post:If you are making any type of E-Mail/Written communication with these people, you should do yourself a favor and run everything through Microsoft Word and use spellcheck.

Normal wear and tear when presented to a judge (at least in NC) usually goes in favor of a tenant, unless you have clear cut evidence otherwise.

Hi @Patrick Snoke,I tend to agree with you, I like option number 2.For my note investments, I prefer to utilize a Delaware LLC because of the state's favorable corporate and banking laws (there are also other states that offer similar advantages).

An oral lease is almost always going to be interpretted by the courts to favor a tenant from my experience.
