At this juncture, I would also advise you have any interaction with the tenant witnessed by a third party and communications in writing.

Sure they are often redundant, but they are a source of never ending real time human interaction.

If you can recommend specific things I could say, or scripts even, to place the "blame" on the previous owner who decided to sell and/or the market, so it's not a "me vs tenant" interaction, I would really appreciate it.

"The best city to raise kids", "The best city to start a business", etc.Those articles seem like fodder just to create content bait that will get people interacting and maybe get some more website visitors or facebook likes.

I spend time every morning interacting on BP.

These require more of a personal interaction and deeper digging that involves websites like OpenCorporates or the Secretary of State websites.There are some skip tracers that can do this.
