It's a desirability factor when you sell or rent the property. 

Talk to people and find your target areas you are interested in, then pursue a property there.I would and have given up return on investment to get a property in a desirable neighborhood. 

It's better to get an offer and then negotiate the terms then to start out telling what you won't do and scaring people off.The longer it stays on the market as well the less desirable the property will appear.

Because I could see saying I have this super specialized, highly desirable loan product, but I'm not going to be spending a ton of time on DD for deals that don't work without something for my time.

If buying older properties im thinking one may be able to buy way more than properties build post 2000 but wondering how desirable older properties are and if not so desirable perhaps lower income people are attracted to these?

The umbrella coverage is also more dummy proof than an LLC which has various conditions necessary to provide the protection you desire (notably separation of funds which is not always easy).
