It's better to get an offer and then negotiate the terms then to start out telling what you won't do and scaring people off.The longer it stays on the market as well the less desirable the property will appear.

If you have reached out to several companies and haven't gotten much in the way of a response from all of them I have to believe that you may be communicating your desires in a way that the providers don't see you as a viable buyer or a long shot at best.

The umbrella coverage is also more dummy proof than an LLC which has various conditions necessary to provide the protection you desire (notably separation of funds which is not always easy).
