This is an interesting situation.If it were me in AZ (a gun-friendly state) I would simply confirm with law enforcement that the guns were not used in a crime.

Some people have reserves built up already to cover future expenses such as those and they decide to take the full cash flow out of the property each month (after accounting for the expenses mentioned above) and then they use their reserves to cover any unexpected repairs, etc.

I am pre approved for a total of 10 traditional SFH homes so I have 3 more available.I have 3 months Mortgage payment in reserve for all 7 properties for CapX, Vacancy, etc. for a total of $16,553 and each property has its own separate account.
