The entity owns the DBA... the DBA itself owns nothing.I've seen contracts with a DBA but title will typically (in these parts anyway) research who the legal entity is, have the contract amended, and ensure the deed is prepared properly.

So, when you tenant does and pays for maintenance, you're not filing a proper tax return, either you're not accounting for it properly or you're filing a false tax return claiming expenses and depreciation you did not pay for!

They do a very good job when properly installed - electricians in your area will know all about these suckers, trust me.Don't cheap out!

In most cases it's because they weren't installed properly or the house has settles causing them to crack.
