If you are looking to sell them occupied put them in the local FB groups and other investors and realtors hang out.   

Hey BP, Hear me out on thisI recently was hanging out with some of my old friends, and although it was fun to see them again, they were no longer doing things I am doing.

So don’t feel like you need to say your “pitch” as quickly as possible before the person on other line hangs up on you.

I would hang out at Home Depot around the time they open to see which contractors are there.

Find a lane where clients value results and the professionals in their circle and leave the low hanging fruit to those willing to work at that level.
