Hey gang, I am interested in pursuing a real estate license.For all those who got their license what would you say are your top three tips for navigating this process?

Joining the California Apartment Association and Apartment Owners Association and network with the landlords and investors in the 60s and 70s who have huge portfolios and real experience that really understand your market and how to navigate it's challenges.

It's sad that you've found yourself in this situation, and my recommendation would be to seek out a new property manager who possesses the necessary expertise and experience to effectively navigate the systems and processes involved, in order to alleviate this burden from you.

I don't have the answer, but I can tell you that it's generally larger investors with the ability to navigate government funding to supplement rents, and they have so many units that they can take reduced rents and still turn a profit. 

Can anyone suggest a good RE attorney in Sacramento who can help w/ the following and navigate these questions cost effectively as it's just a few owners on a ~500k property (hence high legal costs hard to justify vs. turnkey solution a la LegalZoom?

I started out with Apartments.com but always found their site difficult to navigate so I flipped over to Zillow which I like much better.

, then it's more of a permitting issue and there are usually ways to navigate the red tape, as noted above. 

I managed to navigate the downturn very well.
