If I had this exact same house in an area that drew rent at $1200 a month instead of $1800 a month, can I really expect that my expenses would decrease simply because the exact same house is 20-30 miles in a different direction drawing less rent?

We are about 40 miles outside of Sioux Falls and I've had 2 people decide that they'd make the drive to save some cash on rent.

The issue with a lot of the write-offs is we actually live on the same island just a few miles down the road as our property so there isn't really any mileage or anything significant to write off. 

I live about 30 miles north of Baltimore City in a town called Havre De Grace.

It looks like its very good, however I am new and probably missing something.Description/location:2 quadplexes in a college town, <3 miles to a centralized campus (easily bikeable), on a bus route, walking distance to grocery stores and restuarants.

And, there is no way I'd buy this property without a property manager, unless I lived a few miles away and was fine to content myself with this as my part-time job for a number of years.

There are the most amount of car dealerships up and down US 19 in Clearwater and it goes for miles and miles so if you had to jump back into where you left off that should not be an issue.

Basically, if it has a parcel ID and a county record, I need to be able to run comps (for example, if someone wants to sell me a tear down house, most likely, i want to pull vacant land comps within .5 miles and be able to link to the appraiser to see if zoning is the same).Any thoughts as to a service to meet these needs?

Hey @Megan Clancy, the garage would be in Crafton less then half a mile away from the busway that takes you into town.
