What are the BEST websites to list Properties for Lease?

Question

We have some single family rentals and We currently list on Zillow, apartments list, and Lovely, and craigslist.

Would appreciate your help with the questions below and any other tips you might have :)

• Wondering what websites you have found to work best to get your properties leased/rented
• and do you know of any places that syndicate/blast out to a bunch of websites at once that is reasonable in price?

Looking for the BEST places that you have experience in using and they have proven to be successful!

Facebook Marketplace. Have posted several rentals on there and gotten hundreds of interested people ...more than Zillow, Trulia, Craiglist and all the others combined.

And as far as blasting out listings. You can do that on Tenant Cloud for free and it sends out to about 8 different sites ...zillow, hotpads, and all the big ones. Also Tenant Cloud is awesome as far as keeping track of expenses/income

I use Facebook, apartments.com, and zillow the most. Once in a while I'll use Craigslist but I've found that I end up with calls from people who don't live anywhere near my building. We are about 40 miles outside of Sioux Falls and I've had 2 people decide that they'd make the drive to save some cash on rent. That didn't work out so well and they ended up moving before too long. I now let people that call from over there know that the drive will kill them and it's not worth the $150 they'll save on rent. :) I also have a website that the ads direct them too. That saves me a lot of time and energy answering questions. It's also clear on my requirements of clean criminal record and decent credit, my pet policies, and includes lots of pictures.I have a Google Voice number that directs to my personal phone. When my units are all full I send it straight to voicemail, the message tells them that we are full and to please check out our website or leave a message if they have any further questions. It works great!

@Stone Jin I have found quality tenants through Facebook Marketplace but I agree that percentage wise there are better quality leads through the other sites. I think what it is that younger people tend to look more on Facebook and older people more the traditional route like Zillow or hotpads etc. What has worked well for me is to advertise everywhere ..facebook and every site I can do for free and then do an open house for all the interested people ...one during the evenings on a week day and then another on the weekends to show to any of the interested people.

A sign in the window only drew unwanted prospects. Facebook Marketplace never turned into any showings. Zillow & Craigslist work the best for me. Try all of them and see what works for you.

There are only four sites you need to be in to cover close to 100% of your potential renters: Zillow Trulia HotPads and Craigslist.

You won’t get many leads directly from Craigslist but you will notice less leads from the other three sources if you don’t continuously renew your posts. Zillow has a posting product I have used for close to 10 years and love! You write your post once and it aggregates to 3/4 of the sites I recommended. They even have a place where you can cut and paste your ad to Craigslist. Also check your property management software product to see if they have a marketing platform you can use.

@Donna Mixon I use, with success, the Facebook Marketplace. I created a business page of my rental, and when vacant, I post in the community groups in my area. I’m usually able to rent in less than a week.

I own a Property Management Company, and I can tell you this is very regional! I am in Virginia, and I post ads on 20+ websites. The vast majority of my qualified leads come from Zillow, Rentpad, and Rent.com.

I also market on Facebook and Craigslist. Most of my responses do come from Facebook Marketplace. The majority of these are dead ends. I have found that they often click the “Is this available” automatic response button. A lot of them do not reply, and these sites are the majority of my no-shows for scheduled showings. They also click this at 3am, and it alerts my phone!

But, some of my best tenants have come from Facebook Marketplace! So, I will continue to go through these responses as well!

I have heard from other Management Companies that XYZ doesn’t work for them, when it works great for me. I really think this is depends on where you are, as regional results vary.

@Laura Williams I've also used facebook, however I have 2 dislikes.  1 it seems like the quality of the leads are not as good as zillow and 2 it comes through messenger on my personal facebook profile.  I've only listed 1 property for about 90 minutes before I took it down.

@Donna Mixon depending on your target demographics a sign in the yard may work best.  There is still a segment of the population that are not tech saavy and a sign in the yard may work better than expected.
