Here's what I got going on so farCreated my Company "Coastal Sunrises" which focuses on STR Management/co-hosting, and am in the building process right now for my systems and I'm essentially looking to build every one of them to scale with so I am okay with taking a hit to profits immediately if that means paying employees/va's while I'm not managing a ton of properties.

For example, seller may have 4.5% debt and so current NOI is worth more to seller than a new buyer who has to pay 6.5% debt.Seller finance is a great tool too.My only caution is to NOT overpay for a property in exchange for seller finance at an attractive rate.Here is a hypothetical say market cap is 7.0%.New conventional debt is 6.5%.But seller will carry at 5%.With seller finance at 5%: What price does one pay?

In a lot of ways i still feel 18 and i still have so much maturing to do, however i do feel mature in many aspects, i have a stable career, i pay all my bills, i have a car bill but it will be paid off ASAP (less then 300 a month) and no bad habits/addictions.

It is very common in CRE to bait and switch or have a loan denied and paying $2k+ for an appraisal and a 1% deposit.

I pay that card every month so it doesn’t accrue any interest that card is paid from the Relay bank account so the expenses are tracked.

We reached out to the guest but they weren't willing to work with us on it, adamant that they should get to keep the booking.We ended up having to pay the fine and had our listing penalized pretty heavily.
