Are you talking about a leak and the actual water leaked over time unnoticed and now it's rotting out the sink cabinet base? 

I am considering purchasing a building in Florida that used to be a dry cleaners.

Minor water damage concerns, Like splash from shower causing rot on bathroom vanity...That is the kind of damage that is already in the building when I bought..

I buy a lot of coastal properties and dry wood termites are VERY common along the coast and are often VERY expensive to remedy.

Mostly pulling up carpet and tearing out some damp dry wall in the basement.

That dried up gray fence is far more of an eyesore than that RV! 

They basically suck you dry as they know many will fail so want to get that profit on the front end.You might want a kicker clause in your lease that sales if XX sales are not achieved in so many years that you can terminate the lease and walk away with no personal guarantee.
