Easy Street is good and they get the job done, but I will honestly say they can make it a very tedious and long process compared to other lenders.

Hi David..as long as your operating agreement can demonstrate that you are the owner of the LLC there should be no problem in refinancing out of the HML.

But the 2 of 5 rule for excluding up to $500,000 in taxable gains might (we don't know how long you have owned it.)We also don't know your equity position in the property, or how much you are thinking to taking out of it.  

They also are really appreciative if they don't already have a wall mount so me buying it goes a long way in starting the landlord/tenant relationship off on the right foot.
