On Hubzu's site thought any bid within 2 minutes of close will automatically reset the close time back to 2 minutes so nobody is able to time out a win at the last second.I believe I bought 4 through auctions last year and 2 were substantially under market (over 10k under).

As far as the length of the lease , I prefer a two year with an automatic renewal on month 24 and from there on its month to month .

If it renews month to month automatically the you may need to give more notice than you think.EX: they are still there on dec 3.

You should check, but chances are excellent that your current 3-family is itself grandfathered in compared to its lot size (legal non-conforming), so I think any proposed addition of a new unit might be automatically denied on that basis alone.Another significant issue is that you would have to bring the rest of the building up to fire code for a 4 family which is more involved/expensive than a 3 family (e.g., has to have a panel).
