After all of that I have determined that a RV/boat storage would be a great way to start up in the area due to the high cost of steel at the moment and there's a demand for it in the area. 

I also don’t want to pay a boat load in legal fees.. maybe the easier thing would just be to ride out the rest of the year and not renew the lease?

I wouldn't want to rock the boat on this one.If he ever leaves, I would definitely recommend hiring a professional landscaper to protect yourself and avoid any conflict of interest with a renter.

That policy provides additional Liability coverage if the limits of the underlying policies (home, auto, Dwelling fire, boat, RV, etc.) are exhaused in a claim.

@Tyler Bolton and @Alex Briones - Was in the similar boat few months ago, after looking at TX, NC, IL and FL.

Under contract presently for a 13 unit resort with boat slips on a nearby Lake that is very popular and we're turning it into nightly rentals. 

Making 1/2 million dollars a year, 2-1/2 million dollar office building, million dollar house on a lake, exotic sports car, 2 cars, boat, jet skiis, being on TV, $50000 a month advertising expense......this is just a vision.

Had overextended ourselves (buying a boat and sailing to the Caribbean does that i guess) and our back up plan to sell a house back home somehow happened right as covid hit and out tenants stopped paying rent.
