One thing to consider on developing new MHP is that if cities don't want them they can make it very difficult to build new ones.

I'm a huge fan of San Antonio as an STR market, but it is, like most "mature" markets, very sensitive about WHAT performs well. 

Seller financing allows both sides to negotiate whatever deal that works best for both parties. 

For a first time investor, I definitely recommend house hacking for most people as homeowner loans are by far the best in terms of rate and LTV.

Spending a ton on property management doesn't seem like the best move.
