Not sure how much that tells you, but might be better than nothing. also depends on the type of property if its a rental being sold then ya most realtors will have a good list of folks looking for a rental with teh right numbers if its owner occ this simply is not remotely possible unless its a certain school district or certain style of home.. 

We should have put a renter in the property to cover the carrying costs of the mortgage but the investor wanted the property sold and a tenant can make that challenging so we continued reducing the price until there wasn['t any profit in the deal.

This is business and that type of lifestyle attracts bad/weird s**t.

**Sorry for the newbie sounding ques, but despite doing these projects for a while p/t, I'm struggling to figure out how to setup a steady operation.

Appliances has its own head aches ,wear and tear and complaints .Circling back to your case ,your appicants sounds too pushy which is a red flag.They want it for 6 months ,when clearly your ppty is clearly advertised for LTR .They want utilities included and washer and dryer installed.BIG RED FLAG.They are too demanding.You are the Landlord and not them.Donot flex your criteria and property for the applicants.Tomorrow they will come back and say the compressor unit is too loud and must be replaced,cabinets are not shaker style and closes hard while closing and needs to be replaced etc etc.To me this above mentioned applicants are a pass .

Not interested in doing the manual labor side or being a property manager (I'm "old" and arthritic and 100% P&T disabled thanks to the ole Corps!)
