Kind of like buying a new car - once you drive it off the lot you lose a lot of the value.So, having B or C buildings in B or C neighborhoods, that are kept up nicely and not slummy, might be more bread-and-butter than those that have temporary glitz.

I think most landlords look at the score provided by the bureaus as a starting point at the very least. 590 or 600 seems to be a common minimum as well.Nationally, the average renter has a 623... that's your bread and butter right?

For you, if you're looking for more rentals, I would stick to the bread-and-butter type deal: brick, 3/2/2 or bigger, in an established neighborhood with above-average schools or better.As for the foundation issues, there's a saying in Texas: "It's either had foundation repair or it needs it."

hi everyone :)I have recently gotten active again- some banks are now actually lending to investors again, and I am refying like mad to lock in low 30 year fixed rates on my long term buy and hold/bread and butter properties.

In fact, my Dad supplied me with a butter knife that we kept in a shoe in the hallway that I used to use to get into my house instead of needing to buy me a key. :-) While it's "possible" that the tenants did the damage themselves after losing their keys at some bar on Chippewa Street, it's also possible that someone else tried to break in so I wouldn't charge them for that.
