Most people are stubborn and they do what they want to do because they see what they want to see.You are about to make a big mistake, dump a lot of money into a software that just causes people to fail faster.

I've seen some sit with very stubborn owners.

It looks like close to a 6% annual return on the recasted amount towards principal from a cash flow standpoint but my 30 year fixed mortgage is only 3.75%.So I have two questions1) Is doing a recast to turn a cash flow negative rental to be positive a good use of funds, or it just trying to stubbornly correct a prior mistake (sunk cost fallacy)?

And in this market sellers are trending to be a bit stubborn and sometimes unrealistic with price points as you know. 

Im having a hard time seeing what my other options are as the power is with the tenant right now and hes rather stubborn.  

Once the stubbornness and incompetence of both parties has come to the point of annoying the rest of the world, that world (the courts) will show no mercy or bias and will default to whatever society has decided (our laws) with respect to how to handle these matters.

That stuff comes off in sheets when using water, but is quite a bit more stubborn when it is dry.
