I have this math in an excel spreadsheet and I verify and plug the info in, this graphic is simply to illustrate to tenants how the choice was made.

@Anu Gunn  Peer st and Realty Shares have completely different models.Realty shares is basically a direct lender ... so they will respond.Peer St.. is a platform for HML to showcase their loans.. its the HML on the site that originate the loans Peer st.. does not originate the loans...

@Mindy Jensen I hope you don't mind but I went ahead and stole a graphic from one of @Brandon Turner's articles.

These skills include graphic visualization and rendering, energy modeling, sustainable site management and building design, to name a few.

Also, FWIW, my wife is a graphic designer/architect and I'm pretty sure I would have heard about it sooner if we were living in the degree of squalor this bill indicates. 

I would go back to your original listing and review the photographs and ask yourself the following questions: are there enough photos, are they professional quality or taken by your agent with their smart phone, are they staged well, were the photos taken at the best time of day, are they recent and current to the season you are in, have you included any photos to showcase the lifestyle and community, are the photos representative of reality?
