@Melvin Knight Have you spoken with a civil engineer and land use/zoning attorney to verify the parcels development capabilities?

I also believe a good handyman is more then capable of installing cabinets and other general tasks.

Because when I was shipping for houses I was filtering out anything below 1,500 SQFT. 

but maybe the buyer knows something I don't, or is capable of doing something i'm not.  

The financial sophistication and operational capabilities for a large multifamily are much different than flips or BRRRs.
