Investors are getting around this by using option agreements and charging the end buyer a release fee/consultation fee/services rendered fee/etc.

Mine is not, he has his own company and I am billed through his company for services rendered so he is not an employee but a subcontractor.Keep in mind that unless you actually do this correctly, just calling the PM a sub contractor does not make it so and the tax guys will be looking for such cirumventions of the rules to pop you.

The last spec house we did, we tied down the lot, drew up plans, put out a flyer on the internet with the renderings, and floor plan, before the land was even closed.

If you are getting into development, since you have taken engineering, are you able to draw plans, do renderings, etc.?

If I can get an accurate estimate of the site value this approach can render a pretty accurate estimate.

The other thing I would check is what responsibility you have towards the renter incase flooding renders the property unusable.
