.- It costs me me less to turn over my 1500 SF units that rent for $3k/m then it does the same size section 8 unit because the property is cared for better and experiences less  wear and tear while fixed costs like cleaning and painting are easier to absorb. 

I had prior MHP ownership experience and all the homes were tenant owned and were about $150 below market.

AS you get more experience you will learn how to screen better.  

My experiences were a couple of years ago and I was originally told the appraisal had been assigned and the rate would be $780 but then later I was told that appraiser was cancelled and they'd found someone else who it was assigned it for $935.

., the new RI rental registry and associated lead paint inspections/certificates).It's up to you whether you're able to do it, but I think you'll get a lot out of the experience if you can try it for a year or two.

Anyone have experience putting these kinds of opportunities in front of investors?

I am in it and feel it is worth it as they have groups all over the country who, with experience transaction coordinators and funding groups, and even closers to help you along the way.

Join local Facebook groups in surrounding markets, and you will get more insight into other investors' experiences.

I've closed a bunch of loans with Kiavi, Roc, and a few with ABL, I also closed with RCN, Easy Street, Lima One, and some smaller private lenders.I've come to the conclusion that the experience at the lender is not globally good or globally bad.
