For me I’m not going to get strong armed into a deal especially when we paid beyond what was fair for the house and now he’s trying to muscle me into it.

It appears to me like some of the people flexing their investing muscles and talking big game may not be profiting anymore then the mom and pop operators that are consistently buying single-family housing.

I was approved for a loan for 350k and have around 18k for a downpayment, however, as I have been finding in the past year while I enhance my "deal analyzing" muscles, it's hard to find anything more than a 2 bedroom for under 400k - and I've really gotten in there - if by chance you do, it'll need thousands and thousands in repairs and we do not have the cash flow for that on top of the mortgage. 

Tensions flared, she's flaky and moved out.

Of course, the impact taking another 40% bite out of one's assets (including inflation fat as well as capital gain muscle) is not readily susceptible to measurement except, perhaps, through a longitudinal study. 

You will make 10x - 100x more money with your mind than your muscles.

Great advice @jonathanrmclaughlin, I believe you’re right he does have some cash and a few nice muscle cars he must not have any credit because he did bring up renting to own I don’t have an interest in selling it right now it’s cash flowing $2100 per month for me right now, barring any repairs etc , i’ll revisit my market numbers as you said thank you sir
