Need legal advice to remove mortgage paying occupants

A friend of mine, I'm serious, let her boyfriend, his sister and her kids move into her house. Tensions flared, she's flaky and moved out. The occupants have been paying the mortgage to the bank for over a year. Now she wants them out and she wants to move back in. I don't know what she can do, any help is much appreciated!

My recommendation is form them to talk. They have no legal claim to the house if the deed nor mortgage are in someone else’s name.

That said, not a lawyer here, but that could get ugly quick with tons of legal fees if a squatter eviction is tried and they sue for refund of the mortgage payment.

Cleanest thing would be for mutual agreement to settle.
