Renting to a friend can complicate things, especially if you're starting below market rent.

If I just make a single listing on FF for this 5/2 and say list it for $4000 / month (market in this area), how would I get 2-3 random nurses to commit to the property?

@Shane Regnier I've flipped a bunch of houses in Ocala but have yet to dabble in the rental market. 

Also, zoning and market trends matter a lot more than in residential, so it’s worth getting familiar with Tampa’s landscape.
