When one looks at it logically if your median is say 150k ( pretty common in some mid western cities) and your trying to buy 100k all in rentals what is that telling you ??? 

Because they already understood tenants and toilets, multi-family was a logical step into the world of commercial RE. 

Logic doesn't matter in your discussions with them nor does the law, unless you are prepared to use an attorney to force them to follow through litigation which they know is an expensive proposition.If you do not have the appropriate zoning for a project of this nature, have any  hint of wetlands on the property or are familiar with the hoops you will need to jump through tread very carefully.  

This is also the same logic that exempts most transfers asked about on BP about the "Due On Sale Clause", it's usually a non-issue if prepped correctly.We prep Grant Deeds and Change In Ownership forms to make sure that folks understand the statutory provisions that exempt these feared consequences, so that investors can properly set up their estate plans.

My property taxes go up with no logical pattern (confirmed with other Indy investors) whereas my California properties go up 2% a year (Proposition 13) from the original property tax basis.
