I put on upbeat music and usually have a candle burning. 

After about a few minutes with the windows and a candle it fades into the background.  

Inspired by @investorgirlbritt from Instagram we burned the candle at both ends when we could to get it done and not struggle to get our construction commitments done as well.

If the location is good, then first come the hippies, artists, and bums; then come the hipsters; then come the yuppies; then come the trust fund babies ... so another good strategy if you can pull it is to buy from a hippie, sell or rent later to a trust fund baby :) Venice is an excellent example of this ...

I currently am burning the candle at both ends, running around so much and in turn, loosing efficiency in my rental business.

I don't know that you'll get every dime back that you put into it (unless you've found a hippie with a bankroll).

In many cases my "gut" has made the "no" decision while driving to the property before I even set foot in the door.Odds are if you combine 4 years of your current experience you can use "want" and "gut" to narrow your options down pretty quickly.Or I'm just a weird hippy dispensing unwarranted non-quantifiable advice...
