If the location is good, then first come the hippies, artists, and bums; then come the hipsters; then come the yuppies; then come the trust fund babies ... so another good strategy if you can pull it is to buy from a hippie, sell or rent later to a trust fund baby :) Venice is an excellent example of this ...
