The Cuyahoga County auditor's website does show owners' address. http://myplace.cuyahogacounty.us/They just switched to a new system that is SO MUCH better than the old one, both in ease of use and visuals (bigger font, a big map right in the middle).

at least here in CA, license law clearly states that 'first point of contact materials' - including BUSINESS CARD & EMAILS - must include their license# as well as an indication as to whether they are an agent, broker (or if eligible, 'Realtor') in no smaller font than the smallest other print on the material.however, theres so many cards i've been handed and intro email msgs lately that still are missing the license# altogether!

@Shawn ConnorsI have been doing DM to multi owners (2-4 units)I used list source for the list, you could also do owner occupant, or just absentee owners I still hit at least 5 times (I'm planning on 6) 1st month response rate was 7% (handwritten letters) 2nd month rate: 2.5% (made copies) 3rd month- just sent (used mail merge, printed on yellow letter, handwritten font) Do you plan on doing these in house?

I came across something worth sharing - using a Johnson Box to get your quick message across to the recipients of your direct mail campaign (letters, postcads...etc)A Johnson Box is a box usually at top that contains the key message you're getting across - it could be a "We buy houses, Call us" or "Call me to get added to our buyers list"...etcThe key concept is that messages stick out and grab the readers' attention when placed in a box, a bigger font, a different color.

If I personally received a letter saying "I want to buy your house for cash, l call me" in handwritten font- I would not trust that person because it doesn't convey trust.
