Keep a collage and send it to the seller and express your concern about the deteriorating condition of the house. title insurance has nothing to do with this.

I'm going against alot of the sentiment being expressed in this thread.Losing out on rent for a period doesn't make you a charity it makes you a businessman because these situations are part of the risk that you take on when you get into this business.  

Tenant has expressed that she wishes not to move and has been at the property 3 years. 

@Shane Ward If you're wife doesn't like it, she's likely expressing the opinion of 80% of women.

Like Tyler said - Real Estate Express is a good option...I used them and did well.
