Another one is they give great terms but then change the terms to something horrible and claim the buyer did not give them a full package so terms changed.Basically these types exploit any avenue they can which might be a valid reason to do something unethical and possibly even illegal.This is why relationships are important in the business and knowing who is a real lender and who is not.

The quants are out to monkey with our Internet usage by creating models to exploit our web surfing patterns.

I know plenty of millionaire "investors" building homes, fix/flipping etc, using exploited labor (as in paying below legal market wages, legal as in the wages they would have to pay for a legal worker with overhead, taxes, insurance etc), breaking all types of laws, putting the burden on taxpayers, and they walk around like they are perfect and beyond reproach. the arrogance is amazing yet they do not see their own hypocrisy.

Is that the same with real estate investing or is there actually more risk because you will have a difficult time learning and exploiting a niche if you try and diversify?

Buffett and his team have a knack for finding it, but more importantly exploiting it.

Some examples of areas to the North that haven't been completely exploited are Nortgate, Shoreline, Mountlake Terrace and of course Everett to the way North. 

And I honestly can't blame the government because if you look at this situation he did exploit the lack of regulation and enforcement. 

Was planning to have my Real Estate license by the holidays but it did not happen of yet, as most people go on break, I wanted to exploit it to create business opportunities for me.
