Being able to control your day to day is so empowering!

My view is there is nothing wrong with empowering the person making payments (e.g. tenants in the context of BiggerPockets) to control the time/date of payment.

In life, including real estate investing, you will make mistakes but the awesome part is learning from them and applying that knowledge to empower you to better.

They should provide an appraisal that shows its at or below market, and then you should feel empowered to get your own appraisal if you think its necessary.

Having knowledge of the real estate industry coupled with basic accounting principles can be very empowering for an investor.

Generally, either the record owner or legally empowered, person-in-charge is the one who files moving papers for eviction to get rid of squatters and other problem people. 

The police are not empowered nor equipped to evaluate the difference between a short term stay agreement or legal tenancy when the unit isn't an obvious hotel/motel.

So to answer your question, no you shouldn't use your good looks or sex appeal to empower your work.

I would think if anyone really is so busy that they can't answer their phone at least 50% of the time or reply to an email within an hour that they should hire a knowledgeable, empowered assistant to do their work for them.So -- am I being unreasonable?
