Squatter, Lawyer, and POA.

I had a really interesting lead fall into my lap. How would you go about this. There are 5 properties. Two are controlled by a Woman who is over her fathers estate. She is negotiable and said I can even wholesale the properties if I like. The other 3 are controlled by a lawyer representing the family. They are owned by the deceased father, an aunt (who the first lady has POA over) and two out of town relatives. All of the properties need work. One of the bottom 3 has a family member squatting in it who won't leave.

I'm thinking.... Wholesale the first 2. They are in the "investor" areas out here and should move quickly if priced right. Yet not an area I am comfortable owning property in. 

The other 3 are in a historic area that is more middle class and nice homes. I am contemplating flipping one and converting the other 2 to rentals. 

I talked to the attorney and he said they are all owned free and clear. He has informed the owners that this will take awhile for them to get paid. Told me we are the only people he has talked to and to take our time. 

All of the properties are off market. She even told me she talked to two agents but couldn't come to an agreement with them. 

Attorney said they are not expecting anywhere near ARV. The family just wants them gone.

How do I get rid of a squatter? 

What would you do? 

Better to handle each property separately?
