This is being sold by an elderly lady, who needs money.

I expect in essence to ask some very nice, elderly people to give up their "homes" and would like to do it with respect and dignity to them.

With the typical projects that are potentials for grant-funding like elderly homecare businesses or senior citizen housing complexes, I'm wondering if anybody in our BP community has taken this route to build up their portfolio?

The more people there are the more traffic through the apartment the more damage to walls floor etc....I love leasing to people who have small familes i.e. mom dad one kid elderly couples etc....just some food for thought.

A simple way would have been to file elder abuse charges against these homeless people mooching off the person in the house and have them locked up.The things you were mentioning definitely sounds like criminal and willful abuse.

Has now been vacant about 3 years.I have contacted the owner who is elderly and has owned it for over 50 years, but one bad tenant and a lawsuit by that tenant which cost him over $100k and the city not allowing him to renew his rental license since 3 years ago without paying a ton of fees and required repairs has ticked him off enough he said he doesn't care if it burns down.  

In other words you are not 65+ years of age and investing your life long earned savings for the first time (alluding to elder abuse for exemplary purposes only), thus you are expected to know better.

When I was a tenant years ago in a 4 family house, 2 elderly sisters moved into one of the apartments.

@Cory Elder ,I would just get a good Liability insurance policy.
