Introduction!
Hi My name is Kwame. I live in Frederick, Maryland and I am literally new to real estate flipping and investing. I have been doing a lot of reading here and also received some priceless support and teachings from a friend in NC. I am only three weeks into this business and I am writing my first deal, a wholesale property in Baltimore. I want to flip this house, (Can't believe I just wrote that) and I will appreciate all the help I can get from this Forum. I actually stumbled upon this site by accident and I have been reading a lot of the GREAT information here.
The house I am contracting this afternoon is for $5k. Needs some work, appliances, pipes, trash disposal, electrical wiring and painting. Does not have any lead problems. My hope is to get an open house in 4 weeks. Does that seem unrealistic? I am doing this full time so I will be on site most of the time. Kindly forgive me, but I am excited and scared at the same time. I am working with a hard money lender to do this deal and hoping for a good profit after all of this. I am truely new so all the help, motivation and advice I can get will go a long way for me to pay it forward to someone else one day. Please HELP!!

$5K ? Wow! And if your Hard Money Lender ok'd it, they must feel good about the deal. I figured $5K in Baltimore would be a rotting board-up with the roof missing along a block of many other properties just like it.
What area of B'more is it?
Also, how do you know it has no lead problems? Got it tested and getting it certified lead free?
