It’s not outlandish to expect bankruptcies in many of their not-too-distant futures, and failing companies —failing industries, in many cases — will equal lost jobs.Now you might be thinking: “But, Oke, what about the bailouts?”

Rehabs are taking longer because contractors are swamped and trying to socially distant, and the whole mess, and then lenders are also taking forever because they're so swamped with business because of the low interest rates, their heads are barely above water, etc.

@Wale Lawal What you describe is guaranteed to happen when the seller has much greater knowledge about local market conditions than the distant buyer, especially one who is turning to turnkey because he/she has too many demands to invest in any other way.

A coworker of mine was telling me a distant relative is planning on leaving a 6 unit student housing apartment to her when he passes.

I'd buy @David Greene on long distant investing and jump in.Sometimes I think the best thing for newer (and experienced) investors is to move as fast as possible to the next state of being uncomfortable.Successful people get comfortable putting themselves in uncomfortable situations.If you come up from the STL to Chicago let me know.  

I have a a distant family member that invests in my city and i do grunt work for her such as moving staging material from houses she flips in order to receive her knowledge of the El Paso Texas market.
