I have a deal that may be worth doing, however its not as strait forward as a MF rental or SFH where you can very easily gauge the income of the property.

Hey @Justin Strait - The only way that I'd consider including common areas is if one tenant is bringing in a pet that could potentially cause damage to common areas (this should also be covered in a Pet Addendum).

If their situation is that dire, they need to be living with stable family or in a shelter, rather than trying to hustle their way through life on their own.
