Perspectives and risk tolerance change dramatically as the Advil Age ensues :)By active to passive I mean a very natural and deliberate shift from owning properties and running a real estate investing business model that is very hands on and active in management and activity. 

Make a real effort to network and build relationships, it won't happen organically, it'll only happen if you do it deliberately.

Another alternative would be to JV with someone who lives in the state side so at least 1 partner isn't too far to keep ane ye eon it.I have a property out here in BC Vancouver, but that wasn't done deliberately to be an investor... good thing I lucked out on appreciation, but to get into the market here for a neutral cashflow or slightly positive just doesn't make sense to me.I do plan to attend some upcoming local meetups and check out the scene (first time!)

Others will tell you they've never had a mortgage and only buy all cash with a deliberate $10k per house in reserves.

I am 100% confident  that they DELIBERATELY sabotage the evaluation process ON PURPOSE. 

If you believe this is a deliberate misrepresentation by either one of the agents, then that is considered fraud. 

The whole time I was building my portfolio I was looking for efficiencies in the management and how to help roommates live more deliberately.

What surprises me is that those who knowingly and willingly participated by creating fraudulent documents in support would not also be liable for intention to defraud and deliberately making false statements and attaching their signatures to them intentionally.  

Determining whether you should buy your own place to live or rent one demands careful deliberation.
