Any Canadians investing south of the Border?

There just seem to be better deals and better positive cashflow in the united states. Has anyone here invested into American property on their own? Or have you worked with another JV partner who lives in the states to make it happen?

Unfortunately, being from Vancouver BC - getting into the investment game here is out of my current reach.
