For our second STR, we are currently researching Sherman, potentially / ideally, a less expensive duplex that we could rennovate and self manage from Dallas with workers coming to the area in mind.

When I have a situation like this, I give them a written notice to accept the property in its current condition or get out.

I currently have a single family rental here in Indy (since 2019) and looking to network and learn more on multi-family commercial investing before making the leap. 

There are two, one bedroom apartments on the second floor and first floor is currently being used as a convenience store.
