The work order portal for tenants is nice so I can track everything and have a paper trail as well.

Most of the counties now have a digital portal to acquire these docs.

I had a realtor set me up with a MLS portal so it auto filters for me based on the criteria I set with her. 

We use an online portal where EVERYTHING is posted to owners and anything we post automatically generates an email alert to the owner.

I checked and found out I do have access to the lease from the online portal.

If the existing 'main' MLS in an area wants to get most or all of the local listings, they need to step up, be the most modern, up to date, easiest to use, add value, etc, and not be the clunky 1990s-feeling websites/portals that they currently are.

As I read the certified docs from tenant in my owners portal, apparently fixes for some of the same problems lamented, had not been done properly (unbeknownst to me - garbage disposal replacement is an example, tenant apparently stated it was not done correctly, and requested proper repair, which on my side, I was advised of a new repair request, a leak in the Kitchen sink - I am clearly getting robbed here) .. so what should I do in waiting this out???

Any agent can set you up with a MLS portal.

That company contacted me and I told them to inform the tenants to use Company B's portal.
