You'd be surprised to learn that someone living in a rental or apartment, that has a family and is a successful small businessman, has the money and is willing to take that deal.

However, it's a deal in a different state and during the Facetime showing, I could tell the tenants were gross and makes me think they don't care about taking care of the place or their living conditions.

I've done three flips in Denver, where I live.  

I would like to add 2 - 6 container living houses for short, mid or long term rental.

The FHA rules/regs (in particular the FHA self-sufficiency test) are applied the same across all markets, and I know for a fact that in rural communities across the country, and big cities that are not particularly desirable places to live, it's not a deal-breaker, I am not commenting on those areas.

Now you see how expensive dining and living rooms are that could be converted. 

Real estate is easy to get into, but hard to earn a living. 87% of all agents quit within two years because they don't make enough money.

All those people you perceive as broke ,financially illiterate or irresponsible live somewhere unless they are homeless.
