First, congratulations it sounds like your first deal is going well and is hitting your targets for cash flow, renovation timing, and hopefully budget. 

I know there are some amazing opportunities in both of these markets but if I was leaning toward one right now from what we have available I would go with OKC, looking closely at tax rates. 

They will be able to guide you through setting up financing, creating an investment plan, getting subs set up, and creating an execution plan.A good investor focused Realtor should be able to guide you on what markets you can afford, help you focus on your personal risk tolerance, and find a property that fits your skill set and financial goals.The more educated you are as an investor the better, but the right Realtor is going to unlock a wealth of information that is going to super charge your knowledge of investing, and help expediate your plan.

I suggest finding one of them to do it for youMost DSCR loans through brokers have $150,000 floor with some going to as low as $100,000.

You’re going to deduct the rental mortgage interest against your rental income and your personal mortgage interest (if allowed and more than standard deduction) against your regular income.
