If your tear down is near wetlands (not necessarily on the water but near areas that flood in spring) you will have to submit plans to the local natures conservation committee for approvals and likely install wetland protection barriers/fencing and limit construction options.

Each county has either a land bank, or delinquent tax property committee that overseas that property and it is just a matter of finding their number and getting in touch with them.

Then when the investor is tens of thousands of costs in and under contract the committee doesn't do the loan or re-trade it to something much worse than can have been gotten elsewhere.Lenders talk a lot of stuff but actually performing and closing on what was said is a whole different Universe.There are many components to finance.

I filed a mechanics lien in New Jersey and the process requires (at least 3 years ago) paying $500 to an arbitration committee, then having a hearing with a mediator and both sides, and then a judgement can be filed against your property in the courthouse.

@Jamie Derasmo I've heard a lot of stories like yours over the years and my impression is that most condominium complexes aren't managed well, whether that's due to the condominium association itself (a committee of people who have little experience in real estate and too much time on their hands to debate everything) and/or the property management company (often the good PM companies avoid dealing with condo association boards because they're a PITA, leaving the poor/mediocre ones who need the business).While I would "never say never", I personally have decided to avoid investing in condominiums unless I'm getting an incredible deal.If you do decide to go forward, make sure to check out the condominium association docs, particularly whether you'll be able to rent your unit.
