@Edward Thornton and @Ethel Weaver - might want to consider contacting your local Builder's Association and/or Chamber of Commerce for some names.  

Currently I'm Research Director at INFONAVIT, a tripartite (government, unions and chambers) Worker's Housing Fund.

You can also visit your local chamber of commerce and check out what brokers belong.I think you should begin by identifying what friends you will be partnering with, and then draw up a detailed business plan describing partner duties and goals.I think if your goal is to net 25k per month, you are going to have to have a higher goal than 50 units.

Our Chamber of Commerce has a group plan that any member can use.  

I would set my Google alerts, go to city planning, chamber of commerce sites and just start reading up.  

Talk to some local people that know what is going on like The Chamber Of Commerce and one of the best local Agents.  

We also do the local Chamber of Commerce meetings with MAC (I think this might be "military advisory committee" but I'm not sure). 

I am brainstorming for an upcoming local business trade show hosted by our chamber of commerce that brings through about 5,000 attendees.I'd like to have a promotional item to give away for our brokerage with a relevant and/or unique appeal - something with a long "shelf life" and not disposable.What promotional items have you have good success / response with?

You can ask The Chamber of Commerce and building officials and hopefully get some good information.
