I was recently trying to research a city code within my rental area, and couldn't find the answer,, the city receptionist said they are now using the "2012 International Property Maintenance Code" and these rules and regulations were adopted for the city.. 

@Victor So - OOS was simple but now I strongly feel that you should ask @Jay Hinrichs for his book on 'Perfect Storm' it's written for Australian investors but holds true for any market in state, out of state or international.

@Craig Fitzsimmons Our internal operation specializes in managing properties, but I am networked with a couple of very good realtors, follow most of the major wholesalers, networked with the good turn-key outfits, and have inside deals cross my desk each week.

Many old (Queen Anne, Second Empire, Victorian, Edwardian) buildings around here are still lath-n-plaster finish on the inside (making internal demo and insulating from that side a little messy).  

I'm a Marketing student in Lawrenceville, GA in search for a position to intern or shadow an active REI person who may want an assistant.I have a real estate license but my end goal is to invest in real estate so I'm thinking maybe it's better to jump into learning rei than spending time in an agency.

That all went as planned, my confusion is the expense and write off portion.It is pretty easy internally to track the numbers on my own P/L.

I plan to do the obvious, which is look for water damage, major cracks suggesting internal or foundation problems, termites, etc. but would love to hear what others have to say.

@Niti Palak I know Caliber Home Loans here in Texas/Louisiana has a portfolio product that they hold internally and does not count against your 10 limit.

I also contested the "drive by" BPO since the report compared my property to those that they had internal knowledge of (improvements).

I associate with an international brand and it has worked well with our foreign clients.
