So many things to look at.Put it in Excel if it's not already in that format.I usually start by sorting on FMV and deleting ones too high and too low.

I'll admit right up front that I haven't read all three of these books, however I did just finish Long Distance Real Estate Investing and it was excellent.

Don't use excel to manage all leads. it's possible, yes. but you're going to run into issues and ain't no body got time for issues!

I also have excellent credit and about 40k in savings. my long term goal is to have multiple rental properties.

If I were you and want to maximize your time, I would create a video on Facebook, Youtube, or other sites to get the buyers to visit your one page landing site to collect their email in exchange of a free information book like wholesaling to educate the buyers.
