@Jay Hinrichs I’d love to hear your thoughts a little deeper on this topic-avg 7-10 yr hold of an investment property.I agree with comments to OP on taking 10 yr ARM-can refinance when rates are favorable.I’m 5 years in to REI and not really looking to sell anytime soon-is the cliff notes version that ROE becomes so lousy compared to a 1031 that the astute investor just sells and trades up?

I have tried to cut through the "yes you can" rhetoric to address the deeper reason why Banks don't allow Assignments - and it is obvious to me - because if the Contract-signer intends to sell it to someone else for a higher price - before even paying for it themselves - then hey, OK, but bring THAT Buyer to us, because we are already paying our Listing Agent to find that Buyer, so have instructed that Agent NOT to allow Assignment OR Wholesaling - so however many Agents want to get in on the act between now and closing time, the close MUST be done with the end-Buyer!
