For that you will need to analyze a bunch of deals and keep an eye out for the really good stuff. 

For awhile I was questioning if i wasn't analyzing the deals correctly but after talking within my network my math is solid so at least i'm not jumping in and making mistakes (yet). 

The portfolios range from either being all contained within one zip code to being spread across the city.I was wondering if anyone had any advice or tips for analyzing portfolios, offering (contract side - can they all go under one contract, should I contract them individually, etc.) and then assigning them/it to a buyer. 

As you go along, you will see the proper exit strategies clearly as you analyze opportunities.

@Dean Letfus  and the next thing these folks are going to do is try to buy these properties as is and do remote rehab like what is being talked about a bunch.. that's going to be a cluster of epic proportions.. its very very hard to remote rehab even in the best neighborhoods …  there is a reason turn key rent ready is so popular in these areas..
