What if you live in temporary housing on the property while the house is being built, does the clock start when you occupy the property in the temporary housing or when the main structure is ready?

I anticipate that my second and third investments will likely be more straightforward, but for the time being, this approach appears to be the most logical, even if it requires a temporary compromise on my part for a year or so.

Currently in El Paso for temporary work on contract, but originally from NYC.

The fees on these non owner loans start at one or two points with no rebate or lender paid options (no zero points because they fear early payoff and costs to generate a single loan are $8000-$11000).The well intentioned idea is to shore up banks to be strong enough to not go bankrupt.

Times can be desperate, but this is only temporary.

Rates are temporary, real estate is a long term investment.   

They deal mostly with RV rental but I used to rent out my travel trailer as a "guest house" to some peoples shore homes and the like.

you perfect right guys ,sorry I yesterday I wrote a quick question just to see if actually the web site work , anyway I own already 2 single family  property both paid cash , one in Miami Shores on the water for 1 million and the second one close buy Hollywood beach  for 800 k so my budget is this , for the next one around 1 million , but it will be finance this time , any advice ?

We previously had 2 units of STR in Gulf Shores that we sold because our San Diego properties were producing better return. 

In the few cases where I've had a deal running short on cash I've just loaned money to the deal to shore it up until things turned around.
